Yes. A large share of our work is subcontracted site improvement, paving, concrete, coatings, painting, and specialty scopes for general contractors and developers. We are set up for the submittals, insurance certificates, prevailing-wage documentation, and schedule coordination that GC work requires.

Send drawings, a scope of work, or a bid package and we will review it, evaluate site conditions, develop the scope, and return a competitive proposal. If the plans are incomplete we will tell you what is missing rather than bid around it and price the change later.

It depends on square footage, existing roof condition, and weather, but restoration is almost always faster and less disruptive than tear-off and replacement. Most commercial buildings stay fully occupied throughout. We will tell you honestly when a roof is too far gone to restore.

Usually. Interior and warehouse painting is commonly phased by area, after hours, or on weekends, with low-odour products where occupancy requires it. Exterior work is sequenced by elevation so entrances and parking stay usable.

Striping is usually dry to walk on within an hour and open to traffic the same day. Sealcoating needs 24 hours before vehicles return. Asphalt paving is typically open the next morning. On lots that cannot close at all we phase the work overnight or by section, which is how most of our retail and warehouse jobs run.

Re-striping an existing layout is the least expensive work we do and is normally priced per stall; a full layout change, ADA upgrades, or heavy pavement repair costs more because of the labour and materials involved. We do not publish a price list because lot condition drives the number more than size does — an on-site measure gives you a fixed written figure at no charge.

We return written estimates within 24 hours of visiting the property, and we can usually get on site within a few business days. If you send photos with your request we can often give you a useful range before we ever leave the yard.

Yes — we carry general liability and workers compensation, and we will send certificates naming your entity as additional insured before we mobilise. Most property managers need those on file, so we send them without being asked.

Almost always. Overnight and weekend work is standard for us on retail, medical, and distribution sites. It costs slightly more in labour and saves far more in lost business, which is a trade nearly every client makes.

Every two to three years for most commercial lots. More often is wasted money; much less often and UV and oil have already started breaking down the binder. We will tell you honestly if your lot does not need it yet.

It is the highest-return maintenance available on asphalt. Water entering a crack undermines the base, freezes, and turns a hairline into a pothole. Sealing cracks early costs a fraction of the repair it prevents.

Correct number of accessible stalls for the total count, a marked access aisle of the right width, surface slopes under two percent in all directions, an accessible route to the entrance, and signage at the required mounting height. Slope is the requirement most existing lots fail, and it is the one that cannot be fixed with paint.

Usually patching. Full replacement is only warranted when the base itself has failed across a large area, which we can tell you after walking it. We would rather sell you the repair you need than the one that invoices higher.

It is drivable the next day but continues curing for six to twelve months. Avoid parking heavy equipment or turning the wheels of a stationary vehicle on it for the first month, and do not sealcoat it for at least ninety days.
